  • what do you like in/on a burrito?

  • having only been on the opposite end of the transaction for some time now, i'm drawing a blank - i see a place, i like it, i give them a check ... and then what? just trust them to have the place there for me when i show up? is there any paperwork i could reasonably get from future roommates?

Mmm, burrito. Meat (beef or chicken, in that order of preference), rice, black beans, guacamole, a bit of lettuce, chopped-up tomatoes or pico de gallo, cheese. Maybe some sour cream, but only if the burrito would be dry without it.

Minimum Possible Burrito: beans, cheese, green salsa, maybe bits of tomato.

Optional: lettuce, red salsa, guacamole (mmmm, yeah), steak.

I'm indifferent toward having rice in my burrito. It's fine, as long as it doesn't take up the whole thing.

I wasn't even going to count those, but I thought it. :)

For home-made burritos, beans and meat and cheese are required, the rest is just window dressing.

The only time I've actually subletted I didn't sign anything (because my subletters were Adam and Rachel who I knew and trusted), but that felt weird. I personally would feel more comfortable getting / making some explicit paperwork saying "here's how long I expect to be living there" (maybe just "until 30 days after I say I'm leaving or you say I need to go"), "here's how much I'm paying", and "here's when I expect to move in", and having everyone sign it. They can't take your money and run, because: you know where they live, so the next mostly likely source for trouble is if they don't have their shit together in time to be ready for you.

San Francisco law is very pro-renter, and all of the seriously bad cases you don't have to do anything at all to be protected from. But it's easy to have everyone sign something (which is a 100% reasonable request), and if disputes come up having something in writing would probably make things easier with the Rent Board.

I would expect that your sublessors or landlord would even be more excited about getting something on paper than you are, since they really want you to promise to keep paying every month.

I guess my fear is them taking my money, and the next person's money, and then really giving the place to person #3 or some such.

But yes, that's a good idea.

I seriously don't see anyone getting away with that - if you have someone claiming a verbal agreement, and you cashed their check that says "rent" as the 'memo', it would be really hard to make a case that this didn't happen.

Don't pay cash for your security deposit, of course.
